After years of planning and behind-the-scenes work, construction for the Flock 13 project next to the Flagship Campus Duck Store has begun. Over winter break, construction crews began the abatement process to safely remove existing structures on East 13th Avenue between The Duck Store and the Webfoot Bar & Grill. This process will continue through the start of winter term before work begins on the new 7-story building to fill this space.
Students returning to campus after winter break will notice fencing surrounding this space. The sidewalk on the north side of East 13th Avenue is currently blocked in order to keep the area safe. The Duck Store will remain open during the entirety of the development process. Updates on the development timeline and impacts to pedestrian traffic will be posted on this page as they are available.
Once completed in summer/fall 2024, Flock 13 will feature convenient, high-quality student apartments and a mix of retail and dining options curated specifically for our campus community. Learn more at flock13oregon.com.

Changes are coming soon to the properties next to The Duck Store on East 13th Avenue. In partnership with deChase Miksis Development, we are releasing details and conceptual images for a new vision for the west entrance of campus that will break ground later this winter.
Once completed in summer/fall of 2024, the new seven-story building located next to the Flagship Campus Duck Store will include ground floor retail with upper levels dedicated to student apartments. The Duck Store building will receive an exterior refresh that will not require any closures or impact the store’s ability to serve the campus community.
“From the beginning stages, it was essential to us that this project build on what generations of Ducks love about our neighborhood – a thriving mix of student-centric businesses and a welcoming atmosphere for all,” says Arlyn Schaufler, CEO of The Duck Store. “With the release of these conceptual images, we’re excited to share this vision with our campus community.”
Located above the ground floor marketplace, a new housing option will be introduced to the University District with the opening of Flock 13. Inspired by the best of the University’s residence halls, Flock 13’s high-quality student apartments aim to encourage collaboration and community in the most convenient district one step from campus. Construction is expected to begin in January 2023 and the scope of the project includes property along the north side of East 13th Avenue between The Duck Store and the Webfoot Bar & Grill.

Partners and friends of The Duck Store:
The Duck Store, originally the University of Oregon Cooperative Store, opened at the corner of 13th & Kincaid in 1920. More than 100 years later, we are finalizing property development plans on the same block where we began. Guided by our commitment to University of Oregon students, the project will preserve and enhance the University District’s legacy as a hub of campus life.
The Duck Store is partnering with Pacific Northwest-based development firm deChase Miksis on a project that will include property along East 13th Avenue and Kincaid Street, adjacent to the Flagship Campus Duck Store. The Duck Store building will receive an exterior refresh but is otherwise not included within the scope of the project. Our store will remain open throughout the construction period to serve the campus community.
The mixed-use development is designed to strengthen the entire University District as an essential part of the campus experience and a destination for campus visitors. Tailored to the unique needs of our UO community, the project will expand on shopping and dining options and offer new housing and amenities steps from campus. Construction is expected to begin in late 2022 or early 2023 and additional information will be released in the coming months.
As an independent and nonprofit student store deeply rooted in the University District, The Duck Store is excited for the positive impact that this project will have on the students we serve and the neighborhood we are a part of.
